Everyday lately is just clearing. Oh and surveys. Had the full asbestos survey completed on the Wednesday (16th) and so we’re waiting on the samples to confirm where and what types of asbestos there are. We know we have an asbestos roof, and ceiling panels but these can be removed by non-licensed people (we could do it ourseleves if we need to). There is suspected lagging in the property as well though; and this will need to be removed by professionals and tented off – at a cost of around £1800 per day. So it depends on how much of the pipework is covered (some is just fibreglass) and to what extent it has decayed and dusted the flooring. None of this is scary or new information to us – the price of the property reflected this; and should the lagging removal come in higher than we want; we can look at maybe removing the ceiling tiles ourselves and hiring an asbestos skip.
Stage 1 of the Bat Survey took place on the Thurs. Stage 1 includes looking for evidence of Bats; mainly droppings. Nicholas couldn’t find any actual droppings anywhere, but plenty of ‘feeding’ evidence – butterfly wings. Apparently bats like to eat the bodies but discard the wings. However, surely as the butterflies die from being trapped inside the property (I see lots flapping at the windows), their wings will be trampled by ourselves across the building. I’m not disputing that we need to move onto Stage 2, however, as the building has a tonne of places that bats could enter and roost. And the property attached on the end had to re-site their brown eared bats. In fact there’s a whole bat shed built nearby! So we’re expecting to move onto stage 2 soon – where people will come and monitor the site in the evening, and take sound recordings to identify which bats are around. Some bats are more protected than others, so identifying which ones we have will help identify what licensing we need for the work we have done.
We recently had a tree surgeon quote to remove the trees along the driveway, which we’re going to go ahead with – so we started to clear the driveway to help a little with this; as well as to just create a wider drive to make any work easier (like getting skips delivered!).
We’ve managed to fully clear the office in the back of the building and have already filled one skip. Skips are definitely going to cost us thousands! We also broke into the ‘landlocked room’ and discovered – well nothing interesting really. Its good to have the extra room though!
Whilst we’re clearing the space my head is whirring with interior design ideas. The laundry was originally a tannery and the pits are still open (but covered over). I’ve decided I’m going to dedicate a length of the pits to a glassed-over museum of things. For example, there are a set of irons from across the ages -these would look fantastic cleaned up and displayed in the floor (and lit of course). We will also have a whisky and wine ‘cellar’ section in the floor also -John’s always wanted a fancy wine cellar!
Lastly – I’m concerned about the original signage outside; for two reasons – weathering and theft. I would like to bring it inside and preserve; so I’ve sent a few queries out to signage places in the area to get quotes for creating a correx (plastic) replica (with ‘rust’ details and all). I wouldn’t want to remove the sign fully, as I’m sure this would upset the neighbours – and it just wouldn’t be right would it?! But replacing it with an identical replica would be ok I’m sure.

Last few days have just been a blur….

We finally got our keys on Thursday so I was straight in there on Friday looking for treasures and starting to clear everything. We had 2 people come and give us quotes for the asbestos removal, and I chatted to a lot of the locals. I also posted out the little leaflets that I had had printed, I attached them to some of the laundrette booklets for a little keepsake.
We also spent Sunday in there doing pretty much the same – clearing things, searching through things for ‘treasures’ and sorting into piles so that when we get the skips ordered, things can be sorted easily.
On sunday we also had a tree surgeon come and quote for some tree removal along the drive. I know its not great to chop down trees but these are already coppiced; and removing them will allow easier access for skips and any other trucks etc as we renovate. The trees are going to be logged to be used by the cabinet making workshop and we will plant hawthorn bushes along the edge in their place.
Some lovely stories….
Today I had the pleasure of chatting to Ali; the younger sister of Roland (see article below); she worked at the Laundrette in her younger years and she told me a few lovely stories/facts today. We are planning on meeting up at some time in the future so I can hear all she and her 2 sisters have to tell. As I said to her, I’m not interested in just covering up the history of this building or letting it disappear – it needs to be remembered and documented.
Here are some of the things she shared with me:
Ali’s Grandfather Benjamin Thorpe (known for being a big character) started the business; which was then taken over by Ali’s Aunt and Father. There were 7 family members that worked in the laundry and Ali has great memories of this time.
Years after the closure, Ali worked with a lady called Janet (Sheffield location) and organised that the leftover linen (sheets, towels etc) was donated to African hospitals and birthing centres. Old sheets were made into bandages and old towels repurposed as washable period pads for young women. Benjamin Thorpe would have appreciated this, as he too did charitable work (he was an Alderman).
And news about the old pram – According to Ali, the pram was used by herself and her siblings; and later used by employees whilst working.

Looks like we should be getting the keys early next week YAAAAAY. SO i’ve spent the morning emailing relevant companies to get the ball rolling with the planning application. WAIT until you hear how many reports we have to have (and the costs of that!!!!) for the planning application….its ludicrous! Luckily we have the funds and it kinda didn’t come as a surprise – our neighbours who purchased the adjoining building named The Boiler House have gone through this process already so they’ve paved the way (and provided the map!) for our renovation.In all honesty, had they not already gone through this process i think we’d be struggling; as this is a NOT a straighforward renovation. Just because its NOT listed and NOT in a conservation area MEANS NOTHING. Due to the historical nature of this property its pretty much classed as BOTH, which to be honest – I agree with. It would be sacrilegious to treat this building as anything but. As we’ve already explained; i’m a romantic over this building and renovating with full integrity is the only way forward.
ALSO – on Mothers Day (30th March) I took my mum out for the day over to Quirky Duck Interiors which is over in Newark. I bought my first ‘industrial’ type piece for the Laundrette – a lamp made from scaffolding and a stage light. As you can probably tell, we’re very much going for the eclectic mix of styles here!

Decided to start a YouTube Channel for the progress videos. Created a longer version video of the walkthrough with the upstairs included; Its portrait mode so I need to work out how to create content in both formats so I have both types. Things just ain’t simple are they. Anyhow check out the video below:

Appeasing the algorithm gods and spooky goings on.
I had the asbestos guy booked in today to come give me a quote – he let me know at 9pm the night before he couldn’t attend; so I went along to do some videos. On the 8th March I posted a very simple still image reel to instagram (I had 8 followers and one of those was my other account), and the new reel received a TONNE of views and new followers; I was blown away. As a result I now feel accountable to the new viewers and wanted to create a ‘walk-through’ video so I went along to the Laundrette and took a few videos. In one of the videos there’s a very strange glitch and dark thing passing the camera – so now I’m convinced its haunted.
Still don’t have the keys and the solicitor went on holiday for a week. Oh the frickin joy.

Buying stuff i don’t need yet!
Still waiting on queries (louder sobbing). Decided to spend some of Johns money on antique things so took myself over to the Stockport Pear Mill (Antiques Emporium); after I’d seen it on instagram. Both myself and John really like to the maximalist style, particularly dark academia (goth for me) and the last time we went to Whitby together we bought a cushion (from Wolf of Whitby shop which is sadly now closed) that had a praying lady on, who was heavily tattoed (i’ve included an example photo of their facebook post below, but the actual cushion isn’t in that photo).
A few years ago I did predict that religious iconography would be a bit of an interior style at some point in the future…and today I found a whole section in the mill, of the most perfect items for such interior decoration. I really enjoyed the mill and even treated myself to coffee and a cake! Well worth a trip.

Of the pictures below, my purchases were the collection of Jesus things: silver plaque, Jesus statue, cream crucifix and tapestry. The other images are of things I really liked – I might have to go back for the tall back chair with the knights on; it was fantastic.
3rd March 2025 – Research
There seems to be no movement closer to getting the keys (quiet sob) so I decided to email a few places today to see if we can find places for some of the equipment. I’m looking at TV/Theatre props places; as well as laundrette machinery places. Had a few emails back and it seems no-one wants anything. I’m hoping the historical societies or museums will have a more positive response. I really don’t want to see the majority of this stuff just disposed of or sent to scrap; but we really can’t keep it all!
Today I also created a little flyer that I’m going to drop into the neighbours letterboxes. I know there’s a lot of interest in this project so it seems a good idea to let them know about this website.
28th February 2025 – Second site visit
On 7/02/25 our solicitor made a bunch of queries that seem to be taking a while to clarify; but time is ticking and we want to make *some* progress at least, so we made a site visit to get a survey quote from our architect Shona, and to grab some aerial shots of the plot. A good friend Mark used his drone and captured some fantastic shots; these will help with some of the planning. Whilst he was doing that, and whilst Shona was measuring up, I went on a treasure hunt and found a huge bunch of artifacts, pamphlets, newspaper clippings, leaflets and other things. I will be looking to contact historical societies and museums to see if any of the materials are useful; but I’m now also eager to create a “mini museum” on site somehow. There’s so many old ledgers, payment records etc that I’m certain most people would just discard but to me its all part of the fabric and story of the building. Maybe I’m being overly romantic haha. Oh…and there’s an old BP PETROL PUMP on the drive! Hidden away under vines.

Immediately fell in love with it. The history, the potential, everything. If there’s one thing for certain, its that our renovation would be sympathetic to the history of this building; there are so many amazing little features like the pulley systems and huge iron girders. Made an offer immediately after viewing.
